These terms are the agreement between you and the independent developer of Discloze (Apple Developer Team ID ZM8LF8494F). By using the app you accept them. If you do not agree, please do not use Discloze.
Read this first. Discloze is a record-keeping and reference tool for real estate agents. It is not a law firm, it does not provide legal advice or representation, it does not determine whether an error or omission occurred, and it does not predict how any claim will turn out. Your records are statements you wrote, not proof of any fact. For advice about an actual or potential E&O claim, consult a real estate attorney and notify your E&O insurer.
Discloze lets you record, per real-estate transaction, the disclosure actions you took, the communications you had, and any claim that arises, and to browse a reference of state disclosure and fiduciary-duty obligations. Everything you enter is your own account of events, stored on your device. Discloze does not verify your entries, file anything, or contact any party on your behalf.

You are responsible for the accuracy of what you record and for meeting your actual professional and legal obligations.
Discloze is built to hold property-transaction facts and your own disclosure and communication actions only. You agree not to enter a client's financial account numbers, Social Security number, banking details, or health information. Identify clients by initials. The app provides no field for, and is not designed to hold, that information.
All data is stored locally on your iPhone and may be included in your standard iOS Backups when you enable them. There is no Discloze server and no remote copy. If you delete the app without an available iOS Backup, your records cannot be recovered. There is no in-app export, import, or backup feature; the one document the app produces is the E&O Defense PDF you choose to generate and share.
Device-backup contents and recovery depend on your system settings, a successfully completed usable backup and Apple’s restoration process; enabling backup alone does not guarantee recovery of every record or original file. We cannot retrieve or restore your device backups.
Discloze is free to use for up to two transactions, with up to ten disclosure actions each, including the communication and claim logs within those transactions, the full state disclosure and fiduciary-duty reference, and the directory of free professional alternatives. Discloze Pro is an optional subscription that adds the following:
Discloze Pro is offered as a monthly subscription at $14.99 and an annual subscription at $89.00 with a 7-day free trial only if Apple confirms eligibility, purchased through Apple. Payment is charged through Apple according to the confirmed plan and any applicable introductory offer, and for the annual plan after the free trial ends. A subscription renews automatically unless you cancel it at least 24 hours before the current period ends. A change of purchase can end an existing trial; Apple confirms the applicable offer and access dates. You manage or cancel a subscription in your Apple Account settings; Apple, not Discloze, processes all payments and refunds.
The state disclosure and fiduciary-duty content is drawn from publicly available regulations as of the App Store release date and is provided as general reference, not legal advice and not a statement of your obligations in any specific matter. Laws change and vary by jurisdiction and transaction. Confirm your current obligations with a real estate attorney or your state real estate commission before relying on anything in the app.
Discloze is provided "as is," without warranties of any kind. The developer does not warrant that the app is error-free, that records will satisfy any insurer, board, or court, or that the reference content is current or complete. You use the app at your own risk.
To the maximum extent allowed by law, the developer is not liable for any indirect, incidental, or consequential damages, or for any loss of data or loss arising from a claim's outcome, arising out of your use of Discloze. The developer's total liability is limited to the amount you paid for the app in the twelve months before the claim.
These terms may be updated as the app changes. Material changes will be reflected by the "Last updated" date above and, where appropriate, surfaced in the app. Continued use after a change means you accept the updated terms.
Deleting a transaction also deletes its disclosure entries and their photos, communication history and claim records after a successful save. There is no Recently Deleted or restorable full-database archive; generated PDFs and letters do not reconstruct deleted records. Independently saved exports, original system media and earlier backups require separate management. A record deletion does not erase those copies.

An introductory free trial is available only when Apple confirms eligibility for the subscription group and an applicable offer exists. The updated paywall checks eligibility before presenting trial benefits; unknown or ineligible accounts use ordinary subscription language. Apple’s purchase sheet confirms the actual duration, localized price and billing period before payment. Unless canceled at least 24 hours before the trial ends, the subscription converts to the displayed paid plan. Trial access may end when canceled and follows Apple’s verified expiry or revocation. Older installed app versions may display earlier offer wording until updated.
The updated App pauses the normal record interface if its persistent database cannot be opened and only a temporary in-memory store is available. New recording and editing through that interface are blocked. The App keeps the existing database and attachment files rather than treating the temporary empty store as your archive. Database-dependent startup work in that interface is paused; previously scheduled reminders, widget snapshots or independent copies may remain.
Older versions may have written records to a separate fallback database. The updated App leaves those files in place and does not automatically merge, replace or delete them. Check available device storage, close and reopen the App, and contact support before deleting or reinstalling it. This recovery screen is not a backup, a repair guarantee or an automatic restoration of missing records. Older installed versions may behave differently until updated; publishing this document does not update an installed App.
Transaction, communication and claim forms edit attached local records directly. Those live values, including a newly created draft record, may autosave before Save is tapped; Save is not the only point at which those fields can persist. The updated App keeps the page open and reports a failed save. Disclosure photos are staged separately and their checked save restores the previous photo payload on failure while retaining the page selections for retry. Canceling a newly created form attempts to delete that new record and its own linked descendants; if this cannot be saved, the form remains open. Canceling an existing live-edit form does not undo earlier edits. Operation-specific deletion recovery does not globally roll back other pending records. Temporary selections are not a backup.
These save and cleanup changes require the updated App binary. Publishing this document does not update an older installed version.
