1. Acceptance

By downloading or using GameLease (the "App"), you agree to these Terms of Service. If you do not agree, do not use the App. The App is published by an independent iOS developer (Apple Developer Team ID ZM8LF8494F); "we," "us," and "our" mean that developer.

2. What GameLease is — and what it is not

GameLease is a personal recordkeeping and reminder tool for landowners who lease their own land to hunters. You enter information about your own leases. The App organizes those records, logs the payments you received and the harvest reports your lessees turned in, tracks insurance-certificate (COI) and renewal dates and reminds you before they lapse, references publicly available state recreational-use statutes, optionally adds deadlines to your iPhone Calendar, and generates a per-lessee report card and a Schedule E lease-income summary PDF for your own use.

GameLease is not a marketplace and does not list, find, advertise, or broker leases — it is for leases you already have. GameLease does not process payments and holds no funds: the rent and payment figures are your own records, and the App moves no money and has no escrow. GameLease does not perform background checks and does not screen or verify any person. The App does not provide legal or tax advice and does not guarantee that any record will satisfy an attorney, an accountant, an auditor, or a court. Recreational-use statutes vary by state and change over time; consult an attorney for liability and lease questions, and a CPA for tax matters, including Schedule E income.

3. The Pro tier

3.1 Free tier

The App is free to download and use, with the following limits: 1 lease (with its full record — recorded payments, harvest reports, COI and renewal dates, gate code, terms, and Calendar export) and a single 30-day insurance-certificate-expiry reminder. App Lock is included free for all users.

3.2 Pro tier (one-time purchase)

Pro features unlock when you complete the one-time GameLease Pro purchase:

GameLease Pro — $34.99 one-time, non-consumable in-app purchase. No subscription, no free trial, and no auto-renewal.

The price shown is USD; Apple displays the equivalent local price at purchase time. The purchase is charged once to your Apple ID and unlocks the Pro feature set permanently on your account. There is no recurring billing and nothing to cancel. Refund eligibility is determined solely by Apple under its published policies. You can re-download Pro on another device signed in to the same Apple ID using Restore Purchases on the upgrade screen.

4. Pro features

Pro provides the following features. The behavior described here is binding on us — if a future App update materially changes any of these descriptions, we will revise this section.

Unlimited leases: Pro users may keep an unlimited number of lease records (the free tier keeps one). All entries are user-supplied and stored locally. Rent and payment amounts are the user's own records only; the app does not process, transmit, hold, or move any money and integrates no payment or escrow service. Lessee names are contact labels only; the app performs no background check or identity verification of any person.
COI and renewal reminders: Tracks user-entered insurance-certificate expiration and lease renewal dates with local reminders via UserNotifications and optional Calendar events via EventKit. The app does not verify insurance, contact any carrier, or communicate with any agency.
Report card and Schedule E summary PDF: Files are generated on-device by PDFKit from data you entered. The income summary totals rent amounts you recorded, by parcel, for your own use; it is a self-maintained record, NOT a tax document, tax computation, or tax advice — consult a CPA for tax matters. No data is transmitted during generation. Every page carries the reference-only disclaimer.
50-state recreational-use reference: A bundled, static reference of state recreational-use liability statutes (the landowner-liability-limit concept) and season/harvest-report deadlines, drawn from publicly available state regulations as of the App Store release date. It is general information for reference only, NOT legal advice; laws change and liability is fact-specific — consult an attorney. The app makes no claim that any record or reference will bind a court.
Widgets: Rendered on-device by WidgetKit. They read only the data you have already entered, via an App Group shared container. No network calls are made.

4.1 App Lock (Free)

App Lock is a Free feature that uses Apple's LocalAuthentication framework (Face ID, Touch ID, or device passcode) to gate access to the App. Biometric data never leaves Apple's Secure Enclave; the App receives only a success/failure result. App Lock can be enabled or disabled in Settings > Privacy at any time.

5. Your responsibilities

You confirm that you own or control the land you record leases for, and that you are entering your own records.
You are responsible for the accuracy of every value, date, rent figure, and entry you record.
You are responsible for maintaining iOS Backups (iCloud Backup or Finder/iTunes) so that your records survive device loss. GameLease has no remote copy of your data and cannot restore it.
You will not use the App as a substitute for an attorney, a CPA, your insurer, or your own written lease agreement. You will consult those parties for any binding determination.

6. Disclaimers and limitation of liability

The App is provided "AS IS" and "AS AVAILABLE" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, or non-infringement. To the maximum extent permitted by law, our aggregate liability arising out of or relating to the App is limited to the amount you paid us, through Apple, for the App in the twelve months preceding the claim. We are not liable for indirect, incidental, special, consequential, or punitive damages, including lost data, missed insurance or renewal deadlines, lapsed coverage, lease disputes, liability incidents, audit outcomes, or any tax or legal outcome. Reference content and the income summary are tools for your use; we do not guarantee that any attorney, accountant, auditor, or court will accept or be bound by them.

7. Apple End User License Agreement

Your use of the App is also governed by Apple's standard End User License Agreement (EULA) for licensed applications, available at https://www.apple.com/legal/internet-services/itunes/dev/stdeula/. In the event of a conflict between these Terms and the Apple EULA, these Terms govern as between you and us; the Apple EULA governs as between you and Apple.

8. Trademarks

Any organization, agency, or product names referenced in the App or in this document belong to their respective holders. GameLease is not affiliated with, endorsed by, or connected to any listed entity, including any hunting-lease marketplace.

9. Changes to these terms

We may update these Terms from time to time. Material changes will be surfaced in the App on next launch. Continued use of the App after a change constitutes acceptance.

10. Governing law

These Terms are governed by the laws of the United States and the State of California, without regard to conflict-of-law principles. Disputes will be resolved in courts located in California, except that either party may seek injunctive relief in any court of competent jurisdiction to protect intellectual property rights.
