Towerlot Terms of Service

The boundary, up front. Towerlot is a private record-keeping and reference tool for landowners. It is not a law firm, not a lease consultant, and not a valuation service. It records the lease terms and figures you enter, helps you compare them year to year, and shows you publicly available reference material. It does not give legal advice, decide whether a breach occurred, predict any outcome, or tell you what your lease is worth.
1. Acceptance
By downloading or using Towerlot, you agree to these Terms. If you do not agree, do not use the app.
2. What Towerlot is - and what it is not
Towerlot helps a U.S. landowner audit a lease of land or rooftop to a wireless carrier or tower company: record lease terms, check each year's rent escalation against what was actually paid, log encroachment and communications, and produce a compliance PDF.
- It is not affiliated with, endorsed by, or connected to any carrier or tower company (including AT&T, Verizon, T-Mobile, American Tower, Crown Castle, or SBA).
- It is not a law firm and provides no legal advice or representation, makes no determination that a breach or default occurred, and predicts no outcome.
- It performs no market valuation, rate benchmarking, or investment analysis, and connects to no external data source. Every figure - including any CPI amount - is one you enter yourself.
- Its state lease-law reference is drawn from publicly available regulations as of the App Store release date and is reference material, not legal advice. Verify current requirements with a cell tower lease attorney or your state real estate board.
3. Subscriptions and the Pro tier
Towerlot's core - one lease, up to three rent-review years on it, the communication log, the full state lease-law reference, and App Lock - is free. Towerlot Pro unlocks the features in section 4 and is offered as an auto-renewing subscription:
- Pro Annual - 99 USD per year, with a 7-day free trial for eligible new subscribers.
- Pro Monthly - 14.99 USD per month.
Subscriptions are billed through your Apple ID. A subscription auto-renews unless auto-renewal is turned off at least 24 hours before the end of the current period; your account is charged for renewal within 24 hours before the period ends. Any unused portion of a free trial is forfeited when you purchase a subscription. Manage or cancel in Settings > Apple ID > Subscriptions. Prices are set in USD for the United States App Store and may vary by region and over time.
4. Pro features
- Full rent escalation audit: Pro subscribers may record unlimited rent-review years per lease, with a running expected-versus-actual shortfall total, missed/short-payment flags, and co-location share (the free tier records up to three review years on one lease). Every figure - including any CPI-linked amount - is entered by you; Towerlot performs no market valuation, pulls no live rates, connects to no external data source, and does not determine whether a breach occurred. It is a record-keeping and reference tool, not legal advice.
- Unlimited leases: Pro subscribers may track an unlimited number of tower leases (the free tier tracks one). All entries are user-supplied and stored locally on the device; the app does not verify them against any carrier, tower company, or public record.
- Lease compliance PDF: Files are generated on-device by PDFKit from data you entered. Documents are self-maintained records and are NOT official documents and NOT legal demands. No data is transmitted during generation. Every document carries the reference-only disclaimer and a list of free help options.
- Encroachment photo evidence: Pro subscribers may attach photos (camera or photo library) to encroachment entries. Photos are stored locally on the device and are included in standard iOS device backups; they are never uploaded to any server. Towerlot does not analyze photo content.
- Escalation widget and reminders: The widget is rendered on-device by WidgetKit and reads only data you have already entered, via an App Group shared container. Reminders are scheduled locally via EventKit only when you enable them. No network calls are made.
5. Your responsibilities
You are responsible for the accuracy of the lease terms and figures you enter and for how you use the records and PDFs you create. Towerlot does not file anything, send anything to any carrier or agency, or take any action on your behalf. Decisions about your lease - including whether to consult an attorney or pursue a claim - are yours.
6. Disclaimers and limitation of liability
Towerlot is provided "as is," without warranties of any kind. To the maximum extent permitted by law, the developer is not liable for any indirect, incidental, or consequential damages, or for any decision made or not made based on the app's records, calculations, or reference content. Your records are stored only on your device; back up your device to avoid data loss.
7. Apple End User License Agreement
Your use of Towerlot is also subject to Apple's standard Licensed Application End User License Agreement (the "Apple EULA") at apple.com/legal/internet-services/itunes/dev/stdeula.
8. Trademarks
Carrier and tower-company names are the property of their respective owners and are used only to describe the kind of counterparty a user's lease may involve. Their use does not imply any affiliation or endorsement.
9. Changes to these terms
These Terms may be updated; the effective date above will change accordingly. Continued use after an update constitutes acceptance.
10. Governing law
These Terms are governed by the laws of the United States and the developer's state of residence, without regard to conflict-of-laws rules.
